Mark Sterling designed this 35 storey mixed use development adjacent to the Wellesley Street Subway Station in Downtown Toronto. He also provided expert witness services at two OMB hearings.
The development is located on a very small property in an area where significant intensification is anticipated. Challenges addressed in the design include the development of a workable tower residential floor plate on a site constrained by existing and approved tall buildings on adjacent properties and mitigation of impacts on adjacent low scale residential neighbourhoods and the public realm.
The development required a Zoning Bylaw amendment and was subject to an Ontario Municipal Board appeal process. The OMB approved the proposed development.
